As far as a further update goes......Councillor Bignell indicated that the Council are expecting the revised valuation back by next Tuesday/Wednesday. Once they have that they can call the special meeting to discuss the matter and the whole land deal with a view to it going to Cabinet at the previously mentioned February meeting assuming the revised valuation (if any different) is still acceptable to DB/KT.

Thanks for the update GPC!

That's very good news about the final valuation being available next week, I honestly thought it would be several months before that came back. Do you know if it's the same company re-doing the valuation again? (correctly this time! lol)

You would have thought the club lawyer's would have made sure the original valuation was watertight before the original press release. A little bit embarrassing...

I wonder how much the valuation has changed (if at all) and if it's increased considerably, what the next move will be for KT/DB.

Also, I wonder if the special meeting can be live streamed for those that can't attend. Could be a real popcorn evening watching it all unfold...

Let's get it done, get the East Stand 'completed' and take this off of the agenda

Same goes for the council who also released a statement.

GPC do you know if this is primarily an ass covering exercise to make sure every box is ticked, i dotted, t crossed etc or is there an expectation that the valuation may come back more than say 5-10% different to the original.

How good / funny would it be if the new assessment is significantly less than the original  Grin

Yes, ass covering is about right. Obviuosly a delicate situation with whats gone before, they don't want to get stung again. You'd have thought that someone would have realised that the valuation process needed to be robust and able to stand up to any legal challenge....hence the so called Red Book valuation which really should have been done in the first place.

I mean....the second paragraph on the second page of the 90 page report from Lambert Smith Hampton says it all really...... "Please note that advice does not accord with the minimum reporting requirements of the Royal
Institution of Chartered Surveyors Valuation Standards – Red Book Global and consequently this does not constitute a formal Red Book valuation in accordance with these Standards."

It was a bit of a giveaway don't you think??

Latest details confirmed in today's Trust Newsletter...(confirmation of the GPC update earlier this week)

NEWS FROM THE SUPPORTERS TRUST…

Sixfields stand and land deal

We understand that an updated red book valuation of the land associated with the proposed East Stand and land deal for Sixfields, agreed in principle with Northampton Town FC, should be presented to West Northamptonshire Council’s cabinet at a meeting next week.

The standalone council meeting to discuss the issue is likely to follow shortly afterwards. It is anticipated that a decision will then be reached to go before February’s cabinet meeting on 15 February, then ratified by a meeting of the full council on 24 February.

Hopefully this will be ratified on the 24th February and the club will have no further barriers, issues or excuses to not begin/re-energise the East Stand redevelopment process.

Let me help you out old boy. As well as being a marvellous science-fiction villain, Twisted Nematic is also the nemesis of IPS. This sort of stuff would give someone of your age a headache, I understand that, but for goodness sake try an old tie or something to keep your kecks from sliding.

I wonder if this was discussed up front?
My read on this is... "thanks for the money, here's your report but its meaningless. Have a nice day."

Assuming the belief was it would be at the normal council cabinet meeting it doesnt appear to have been raised. It wasnt on the agenda nor raised as an urgent action. Also cant see any other meetings that it might be discussed in

Full meeting is here if you are so inclined (i only watched the start for urgent items and end for AOB)
