Am I the only person who doesn’t understand what any of this has to do with Homes England - my understanding is their mandate is concerned with the regeneration of brown fields land for affordable housing - not stadium and warehouse developments

Maybe they want to make sure the toxic wasteland is not suitable for some flat pack rabbit warrens....or want to confirm their cut.

I was referring to Homes England's cut. I have no issue with KT and co's cut, they have more than earnt it with their persistence over the years. I'm sure there are easier ways to make a bit of money! Fixed term savings account?!  Tongue
Any debt is pretty immaterial as they hardly have any assets (other than the land) to recover it from and I never remember the land being lauded when Sixfields was built. It has however become a poisoned chalice ever since, so good riddance to it.

It is none of our business. Unless you, or indeed anybody else, would like to tell me how a business transaction that requires nothing of NTFC, has anything to do with the Cobblers. And especially its supporters. Other than one of the directors has a stake in it. On that basis, I’m assuming you and others would have deemed it appropriate to have told Barry Stonehill how to conduct his estate agency. Or Cardoza on his dealings in the city. All I care about is the East stand completion, and the solvency of NTFC during the current tenure, and in the future. How is that remotely bizarre.

From memory (cant find the original report from WNC)...
Homes England transferred the land to WNC (or whatever it was before) for £1 with an agreement that they would get 50% overage on a sale price that was more than the value for housing. As the sale price is less, Homes England have to sign to say they are happy with the valuation and therefore agree to get paid nothing extra for the land. Although I think there are some clauses that the club have to pay them a % if they then sell the land on for profit.
As the JR has concluded positively I don't see there being any objection but Public bodies are slow to react, lawyers are slow to react, lawyers at public bodies are a delightful combination of both. But it still KT's fault.

You’d have to be a little bit bonkers to remediate the land for housing unless the deal was signed off under the hypothetical ideal that it was only fit for warehouses.

Then again david is a lawyer by trade I believe and I’d imagine he’d have all bases covered in this eventuality.

Some of it....Maybe I dreamed that. Or perhaps there's varying degrees of remediation.

I'm not 100% sure but I believe they have a stake in the ownership of the land from a previous scheme and it means they stand to get a share of any overage in the redevelopment. I don't know the specifics but maybe they have to agree on what the percentages are?

Thanks - yes makes sense if it's a brown field site that might have been used for housing but I would be surprised if they had a massive say in proceedings or indeed introduce significant delays to the proces.
