I see you’re still insisting we have an exclusive catchment area of 300,000.

That’s like saying nobody would choose to drink any other beer except Carlsberg because it’s in Northamptonshire.

If Cardoza/Thomas hadn't darkened our door, I fully believe we would've been a championship/ L1 challenging club playing in a 12000 capacity ground by now. We would have similar ambitions similar to Oxford, Luton, Posh, Reading,  etc, Our opportunities and growth prospects were taken from us by owners hell bent on making a fortune from the land the club stands on.. The club is an insignificant but necessary part of their plans..
That tiny east stand fit out, token gesture costing an astronomical  £5.8m is the final nail in our coffin as far as ever escaping the basement division or the odd L1 survival season.
I've been reading recent posts on here, and its becoming obvious that the authors have finally woken up to the realisation but not ready to admit it yet...
Come on guys, Let it go, it's time.....

My first time in the new East yesterday. Is it just because I'm very old and my senses are failing, or does the public address system sound as loud as a bee's fart?

The PA system is inadequate in the East Stand. You know something is being said but you can't hear it clearly - lacks clarity and amplitude. I couldn't hear who was coming on/going off, the gate, the sponsor's player of the match or the level of extra time to be played. The mobile signal is very poor as well. The actual stand is very good and the view excellent.

I'd like to know how you think the owners will now make a fortune from the land?

If we use information from the statutory accounts the owners are currently owed c£10m. The East stand had an outstanding commitment of £4m and we've probably lost £2m in 24/25.

So up to now the owners have lent/invested c£16m (£2.5m of which is now owed to NLQ).

I've no idea what the land is worth either now or developed, but you often see figures of  £750-£1m an acre, presumably derived from  a nominal calculation of the value of revenue generating assets.

So it's very hard to see how the owners have made a fortune or are going to make a fortune in the future?

And in any case, there is still the period of time before the assets are built and produce revenue.

So in a reasonable case scenario you've got the owners approximately breaking even and owning 75% of a loss making club.

Now, I'm pretty sure that the owners didn't envisage spending so much of their own money to get to this point, but unless anyone else has a spare £14m lying around I think we should be grateful that they have.

I would have thought the Chairman and directors would already be aware, as they all sit over there and can experience it for themselves. Unless it's different in the posh seats and that's not a reference to 'Boro  Tongue

When taking over the club the owners committed to spending 4 million over 5 years and indicated they would like to complete the stand. Apparently everyone was happy for them to take over the club on this basis, and other interested parties even stepped aside on the strength of it. Therefore on any conceivable measure they have now massively over delivered, end of story. There will always be a few haters who will spout bollocks and try to reinvent history, goes with the territory.

You do write some utter tripe, why the hell would they still be here if they were not looking for a significant return on the land, none of the owners are fans.

Not too sure how to draw a comparison between Sixfields and Brackmills. This is the closest comparison albeit a much larger plot. There will be significant remediation required and the warehouse on it will need levelling. I'm not 100% sure but believe this may have been sold, we'll soon see with the end of the current lease. It really wouldn't surprise me if some kind of deal was done to spill the housing down there over the road! Shame, it has been disused since the early 90's and a wonderful wild area. The deers will miss it.
My gut feel is that an establish site like Brackmills will draw more of a premium.

.....please explain factually how this was going to happen.

Cardoza opened the door for a council loan that could have made it happen but unfortunately made off with it but who else was going to raise funds for this 12,000 capacity ground.

KT (eventually) made the best of a legacy bad job.

For you to have any credibility to your statement please provide names, financials and dates on how this was going to happen?
