It's a good question about how the club intends to use the facilities - maybe Tom Cliffe could ask James Corrigan, NTFC commercial director, on the clubs plans?
Generally, I think there's a lot of 'soft power' in having executive boxes and hospitality which can't be easily quantified.
On match days there could be a different cohort using them who might not have been exposed to the club previously, leading to new sponsorship and even investment opportunities.
And, I think we should never underestimate the view that outside business takes of a club with a finished stand built to a high standard vis a vis one which moth balled it and built an extension to the North Stand instead (desirable though that is).
Back in the day I hired out Sixfields (well the lounge) for my wedding reception. Never again....absolutely nothing wrong with the venue.  It was a good rate and perfect for my requirements, from memory I had to hire the dancefloor and paid for a free bar, where I just paid for the drinks. Just don't see (or not aware) of that stuff still going on. Could well do.

I did exactly the same thing back in 1997. We had a great day out and I am pleased to say the marriage remains intact. I have no idea if the lounge is still available for parties and weddings but it was a good source of income for the club back then.

I don't think this could be done or indeed it's an asset in any sort of capital value - my understanding (and happy to be corrected) is the land the stadium occupies in a long term council lease with a specific proviso as use for a sporting venue - of course the council could change the for use provision but I think medium term that would be contractually difficult.
Personally I can't wait for the use of the "other" land to be designated, any revenue benefits to the club clarified and we move swiftly away from land issues.
Of course football will remain a financial basket case but looking at all the known factors I still think we are a club that just could be attractive to a mega rich benefactor.
Only if the Benefactor was or has been a Supporter and has the proverbial deap pockets. Perhaps Manny will one day step into the Breach and do a Bournemouth!
